Homebase started because we needed it. Running a brokerage and a property management company means portals, statements, signatures, and a hundred small updates a day. Off-the-shelf software never quite fit, so we built our own: client portals for sales and for property management, owner statements, e-sign built in, activity tracking on everything.

Now it's a series you can buy from. Pick the products that fit, and we configure them to your brand and your workflows. The portal your clients log into looks like yours, because it is. Nothing on this page is a mockup: every screenshot is the real system running our real estate business today.

too big for the spreadsheet

Thirty doors in, the spreadsheet is cracking, but the big property software won't take you until you hit fifty units, and its monthly minimum would eat the fee on two of your houses. We build the owner portal and statements sized to the doors you actually have, with no unit floor and no per-door meter.

did my stuff sell yet

Every consignor with a rack in your shop calls to ask, usually while you're mid-sale on a Saturday. A consignor login answers it for you: what sold, what it went for, and the day the payout lands. The phone goes quiet and the counter keeps moving.

i never approved that

The car needed more than the estimate said, somebody said go ahead over the phone, and now at pickup nobody remembers agreeing to anything. Send a photo of the worn part with the added work for one-tap approval, stamped with a time and a name on the job record. The argument at the counter never starts.

the deposit fight

The tables come back scratched, the customer swears they left perfect, and it's your memory against theirs. Pickup and return photos from your crew's phones attach to the rental automatically, so every deduction ships with its picture. Boring documentation wins these fights, every single time.

what's behind this number

On a cost-plus job the homeowner eventually asks for the receipts behind the materials line, and the answer is a shoebox in the truck. Snap them as you buy and they land on the draw in the client's portal, backup attached before anyone asks. Nothing holds trust like paperwork nobody had to request.

the first week, gone

Month-end close eats the first week of every month: reconciling the bank feed, chasing invoices that showed up late, while clients email asking when their numbers are coming. Auto-matched feeds and a hard invoice cutoff shrink the close, and finished statements publish straight to each client's portal. You get the week back.

Homebase isn't a product we dreamed up to sell. It runs Cochrane Realty and its property management arm right now: the portal logins, the synced statements, the ledger audit above are all live, doing daily work for real clients.
